Safety expert Dan Hannan says there are more dangers than people realize lurking in their houses. He offers valuable tips on how to avoid trouble at home.

How serious a problem are home accidents? Almost half of accidental deaths occur at home. The top causes are poison, falls, electric shocks, and fires. Home accidents are responsible for more than 3 million injuries, including about 55,000 fatal injuries, nationwide every year. That’s more fatalities than from workplace and automobile accidents combined.

In his book Preventing Home Accidents Dan talks about the “ABCs” of how a home accident occurs. “A” is the activator, the event that starts you on the path to an accident, say an argument with a family member, lack of sleep, or talking on your cell phone. “B” is the behavior, the event that occurs because of A, and “C” is the consequence of that behavior, namely the accident. An example would be you have an argument with your spouse, you then go into your garage to build a cabinet. When you’ve had the activator, the argument, you’re not mentally on task, so maybe you don’t check to see if the saw guard is in place. That behavior, that failure to make proper decisions, results in an accident, one that could be fatal.

Before starting a task, everyone should go through a simple hazard analysis. Think about the steps involved in your task and identify potential hazards. If you are going to clean out the gutters, what are the steps involved? Take a look at the ladder: Make sure it is working properly. When placing it against the house, make sure you have proper footing, it’s leaning at the proper angle, it’s tall enough that you can reach safely. It only takes a couple of extra moments to break down the task to insure safety.

Sounds like common sense. Why don’t more people do it? If you do something dangerous and you don’t get hurt, you’re going to keep doing it that way, probably until something bad does happen. Being safe is a skill that needs to be learned and practiced.

Gradual Recovery for Housing and the Economy Expected in 2012

Although the housing market struggled to maintain an even footing in 2011, gradual improvement is expected in 2012 and beyond, according to projections at a residential forum here at the 2011 Realtors® Conference & Expo.

Lawrence Yun, chief economist of the National Association of Realtors®, said home sales should be stronger. “Tight mortgage credit conditions have been holding back home buyers all year, and consumer confidence has been shaky recently,” he said. “Nonetheless, there is a sizeable pent-up demand based on population growth, employment levels and a doubling-up phenomenon that can’t continue indefinitely. This demand could quickly stimulate the market when conditions improve.”

Yun projects growth in Gross Domestic Product to be 1.8 percent this year, then rising moderately at a rate of 2.2 percent in 2012. With job growth of 1.7 to 2.2 million next year, the unemployment rate is expected to decline to 8.7 percent by the second half of 2012.

Mortgage interest rates should gradually rise from recent record lows and reach 4.5 percent by the middle of 2012.

“Housing affordability conditions, based on the relationship between median home prices, mortgage interest rates, and median family income, have been at a record high this year,” Yun said. “Very favorable affordability conditions will dominate next year as well, which will probably be the second best year on record dating back to 1970. Our hope is that credit restrictions will ease and allow more home buyers to take advantage of current opportunities.”

Existing-home sales are forecast to edge up about 1 percent this year, and then rise another 4 to 5 percent in 2012. Based on NAR’s current projection model, existing-home sales would total 4.96 million in 2011.

NAR presently is benchmarking* existing-home sales, and downward revisions are expected for totals in recent years, although there will be little change to previously reported comparisons based on percentage change. There will be will be no change to median prices or month’s supply of inventory. Publication of the improved measurement methodology is expected in the near future.

New-home sales are expected to be a record low 302,000 this year, rising to 372,000 in 2012. Housing starts are forecast to rise to 630,000 next year from 583,000 in 2011. “Although a double-digit growth in new-home sales and housing starts sounds encouraging, the projections remain historically soft relative to long-term underlying demand,” Yun explained.

With falling inventory, the median home price should rise in 2012. “Home prices have yet to show a definitive stabilization pattern in most areas. Still, given an over-correction in prices, there likely will be moderate appreciation in 2012,” Yun said.

“Once home prices turn positive on a sustained basis, consumer confidence will rise and help the broader economy to improve,” Yun added. “If we could maintain sound and reasonable mortgage underwriting standards, the market would be able to avoid a future big boom and bust cycle, but mortgage standards remain overly stringent.”

Also speaking was Richard Peach, Senior Vice President at the Federal Reserve Board of New York, who said the economy is under-performing. “Nearly two-and-a-half years since the end of ‘the great recession,’ the economy continues to operate well below its potential,” he said. “Among the significant structural impediments are the legacy of the housing boom and bust, and fiscal contrition at the state and local level.”

Peach said the current business cycle remains 7 percent below its peak and is longer than other recession cycles since 1953. He added the employment to population ratio is historically low, and there’s been a shift in the distribution of income with corporate profits up strongly while employment compensation is down.

Peach believes there is a sizeable level of shadow inventory that will result in rising foreclosures. “My idea is to allocate certificates to 2.5 million service members who served in Afghanistan and Iraq that could be used as a downpayment on a foreclosed home in the Fannie or Freddie portfolio,” he said. This would help to absorb the inventory and stabilize the housing market.

Do You Practice Safety While Showing Properties?

Be sure to use the lockbox property-key procedure that has been established to improve real estate agent safety. A reliable, secure lockbox system ensures that keys don’t fall into the wrong hands.

Show properties before dark. If you are going to be working after hours, advise your office manager, another agent or Broker of your schedule. If you must show a property after dark, turn on all lights as you go through, and don't lower any shades or draw curtains or blinds.

Try and call the office once an hour to let people know where you are.

On your listings, if you think it may be some time before the property may sell, get acquainted with a few of the immediate neighbors. You will feel better knowing they know your vehicle, and they will feel better about the stranger (you) who frequently visits their neighborhood.

Prepare a scenario so that you can leave if someone makes you uncomfortable. Examples: You’ve missed a call from your office, you left some important information in your car, or another agent with buyers is on his way.

In showing a property, always leave the front door unlocked for a quick exit while you and the client are inside. As you enter each room, let the client enter first and stand near the door.

Women, lock your purse in the car trunk before you arrive. Carry only non-valuable business items (except for your cell phone), and do not wear expensive jewelry or watches.

Park at the curb rather than in the driveway. You will attract more attention running and screaming to the curb area. It is much easier to escape if you don't have to back your vehicle out of a driveway. Besides, parked in a driveway, another vehicle could purposefully or accidentally trap you.

These are helpful tips to practice ALWAYS! No one wants to become a statistic. Unfortunately there are bad people out there and keeping this tips at the forefront will increase your safety AND awareness!

Beautiful Fraulein’s and lots of Herr’s sporting the typical gray or green alpine hats carrying their Butler Team mugs. Great to see the town celebrating the season in October where you can party in public! The Butler Team was there handing out mugs, pretzels, candy and raffling off a wonderful gift basket filled with German goodies. The Big Pink Ribbon…..

What is your passion? Is there a song that moves you….a worthwhile cause, or perhaps a hobby?

Well, last Saturday, the passion of many was illustrated in the form of a huge Pink Ribbon. A universal symbol of the fight against Breast Cancer. Many citizens of Polk County and beyond, gathered together to combine their efforts in that monumental fight….to heighten awareness, to celebrate the survivors, to honor those who fought so valiantly but lost that fight. There were many who selflessly organized the effort and many more who attended to show their support. Regardless of the motives, everyone was there for one reason.

It was a privilege to be even a minute part of this event. I saw infants and elderly, men and women, children of every age. There were many who were fighting the battle at that very moment and many who had fought and won. I observed every race, the healthy and the infirmed, the disabled…. there were no barriers to deter their goal. There seemed to be no limitations of those who were afflicted and for those who attended, their passion was their motivation!

The endless sea of pink shirts represented a people dedicated to eradicating this horrific disease. But for every pink shirt, there was a face, many with tears in sharing their story. For others, there was an unwavering determination reflected in their eyes…. and in the stories they shared, was that of a family member or a friend….whom they loved.

In our eyes, we see a bright future ….a life without Breast Cancer! What a beautiful day.

Angry Birds - What is in the Name?

The craze these days is the Angry Bird Game. I am exposed to a lot of people in my profession and I have realized that it does not matter age, creed, color, sex, EVERYONE is talking about it! I believe that the name itself, may not be appealing to some folks, while it is obviously appealing to the majority. Why, one would ask? Well, for me, I would fit in the first category. Being in a people business, where for the past 4 years I have met with clients on a weekly basis that are VERY Angry. Most weeks, at least 2 couples have sat at the dining room table with me either crying their hearts out or "cussing like a Sailor" that the biggest investment of their life is in the toilet And there is no immediate hope. So, the last thing that I want to do is go cuddle up with my iPad and play a game called Angry Birds! My day was spent with Angry people, why would I? The word angry just doesn't even have a nice connotation, much less enjoyment!

However, One must realize that this game is a popular game that other's are enjoying! Apparently, it is fun, captivating and Rewarding. Only did I realize how compelling this game Is, was when my 4 year old Grandson's face lit up like a Christmas tree one Saturday morning, when I walked into the family room with an Angry Birds T-shirt on! Really? I was amazed, you would have thought he had just seen Santa Claus. Wow!

Does a name really matter? I don't know! I have said for years I could work for "Garbage Real Estate" and be successful. If you give a high level of customer service, treat people like you want to be treated and know your product, a name, really will not make the difference. What matters is the Branding! Brand yourself(or in this case, a game) and the value is maintained.

For all Angry Bird Lovers enjoy your Birds! For those of us who can't play anything with even a hint of angry, this to shall pass. Because, the real estate market is improving and we are going to be working with all happy people in the future!

Just go for it! Name" it " what your heart desires! In my humble opinion, it is not about the name!

Are you they type who has to rush out and get the latest and greatest and be sure it’s incorporated into your home? Do you even know what the latest trends are?

One of the reasons I hate to follow trends is just about the time you start to follow one and think you finally know what is “in” you are actually out. BUMMER! More significantly, I just like to be unique and do my own thing. I really don’t like the idea of someone else telling me what is in or out.

When I start to see the same types of accessories pop up in everyone’s home, I have to admit I cringe a little bit. Especially if it is pretty obvious it is done to follow a trend. I’d rather fill my house with things I love or that have significance to me, even if they are not on the current “hot list.”

It isn't hard though, because when you start to see everyone heading in a direction, it is easy to fall in love with the look and want to copy it for yourself. And there really isn’t any thing wrong at all with incorporating some trends into your own style, if you truly love them.

I am happy to see that the trends have moved away from the stark modern look to a style that incorporates some richer and bolder colors, more textures, layers, antiques and items collected. It seems like the current trend makes it easier for those who have been collecting things over time to be somewhat “in” without even trying!
It is easy to get stuck in a rut of what you’ve always done and not really know how to update your look on a budget, even if you wanted to. By being aware of the trends, it is easier to shop and be able to pick out bargains that keep your style current, if that is important to you. You don’t need to shop at the high end shops when you know what to look for in the bargain or thrift shops!
I do appreciate seeing things in a new way, so it is worth looking over trends to see how you could use what you already have and see it with fresh eyes! And in some cases, you might already own some of the new trends! You might even think of them as out of date when really, they are back around again and even being used or paired in new ways. So I guess if you already have something that is in, even though you’ve had it for 20 years, it makes you a trend setter! YES!
Natural materials with organic textures and finishes will become even more popular... think wallpaper, upholstery and drapery in nature-inspired patterns and neutral colors.
I see people are still ridding themselves of all things brass, but in case you didn’t know, brass is in again. Yes. You can stop spray painting now! Unless of course, you really don’t care about what is “in” and you do actually hate brass. Then spray paint away! And if you see brass at my house, don’t shake your head at me thinking I’m out, I am SO IN.
So, what do you think about trends? Is it something you prefer to ignore or do you like to look at what is new? Or like me, are you somewhere in the middle between enjoying seeing what is new and yet not wanting to over think it?

Chemical Facial Peel

Ok, so I buy this facial off Groupon. Which is an awesome site if you are not signed up for I highly suggest it! I thought I was going in for this relaxing facial. When the lady told me it was going to take about 30 min I was a little skeptical because most facials I have had have been at least an hour. I also did not read the fine line when she told me there was going to be some down time. I was like, what does that mean?? I laid down in the chair and it burned a little while she was applying it. My skin looked like I had a bad sun burn. It took about 5 days to look semi normal again. However it was worth every weird look that I got! It took about 5 years off my face and I love my new skin!! I will most defiantly be doing it again in a few months! Beauty is pain right??!! It was the best decision I made even though I didnt know what I was getting myself into!! Having grown up in Florida and having sun damage on my face it made a world of difference and I am very happy!!

Perfect Cup of Cocoa

Now that the weather is starting to cool down nothing can beat a cup of steaming hot cocoa on a cold winter’s night. Add this surprise flavor of crushed peppermint candies for a gourmet taste.

Triple Chocolate Mint Cocoa Mix

6 cups nonfat milk powder

1 package (16 ounces) confectioners sugar

2 jars (8 ounces) Swiss chocolate-flavored non dairy powdered creamer

1 package (15 ounces) chocolate mix for milk

1 package (7 ½ ounces) round peppermint candies, finely ground

¼ cup unsweetened cocoa powder

1 teaspoon salt

Mix all ingredients together and store in an airtight container in the refrigerator. To serve pour 6 ounces of hot water over 3 tablespoons cocoa mix, stir until blended.

REMODELING CAN BE A “FOUR”LETTER WORD

Purchasing a new home is a task within itself. But when it comes to remodeling there are a lot of things to take into consideration; like are you going to be residing in the home or is it going to be a rental property or a property in which you resell. All these factors determine the products as to which are put into the home. When going out looking for products it is good to always do your research because many times you can find things at a very reasonable price, it just takes some looking and research. Also it is important to determine the look in which you want to house to convey and how it would be comfortable in the future. There are lots of resources that carry only limited amounts of products like flooring and cabinets that can be had for a reasonable price due to only having a limited quantity. The key when remodeling is to be patient and picture the finished product without going over your budget. A contractor or handyman that is a jack of all trades works good in completing many projects without the worries of having to look for several contractors for each.

Remodeling can be “WORK” but if you do your homework and be patient it can become very rewarding and something to be really proud of. No matter what your intentions are with your new home, those of us at The Butler Team will do everything to assist you and guide you through the process.

The View From Behind the Dashboard

One of my friends recently introduced me as a woman who spells her name using alphabet soup. I thought it was funny, and on reflection, very telling. It’s true; a B. S. in This, a second B.S. in That; then an M.A. in Here and another in There-- plus some of the PPPHHH! in a PH.D. (Hopefully, someday, my husband will be calling me, “Dr.” Honey). I have experience in the classroom, in business, in the kitchen, and like every woman, wife, and/or Mom, I multi-task in twenty-seven directions and still maintain some sanity and humor. And even though I haven’t used it in a decade, I have also kept my Real Estate license active and simmering.

If you had asked me six months ago how I would be utilizing my time, my answer would have been 180 degrees from current reality. With underlying excitement and sparkling eyes, I would have gone on about helping children and families function more effectively as a unit. I would tout, “Teamwork people; we need teamwork to interact and operate efficiently and happily.” The office would be a haven; welcoming, calming, educational, and safe.

Whoa! Halt! Fast Forward! Picture it! An office… just the right size to be welcoming-- ambient lighting complimented by the soothing splash of a small fountain on a lower bookshelf-- artwork and atmosphere that transport you to peaceful places-- an upholstered chair sometimes occasioned by a fellow worker—all cocooned by the soft hum of busy, productive people in the other offices. Oh! Did I say soft hum? NOT!

This is a real estate office--and not the common, run-of-the-mill firm. No national brand here. A TEAM! These people work independently, but for the good of the whole. They are professional, successful, super-charged, motivated, and busier than the proverbial paper hanger. Sometime during those six months, I pulled out the license, dusted it off, and am now part of the support administration in an office of the best--hand-picked and employed by the best. It’s all good! And guess what? I talk to folks every day and help families learn, fulfill their needs and dreams, and find some happiness. Self-fulfilling prophecy? Providence? No matter. I’m helping people; both clients and co-workers.

Is it long hours and hard work? Yes. Is it necessary to dip into the alphabet soup to deal with some of it? Absolutely. Do I give my job 110%? I try. Did God give me a sense of the ridiculous in just about everything? Thank you. Would I rather incorporate smiles, comic relief, or an “aha!” than market trends, statistics, or projections? You betcha!

So, whenever the Boss asks me to contribute to the Company Blog, I’m going to follow her instructions! “Write about anything. Just make it positive.” Sure, there’s a lot of serious news all around us. But we don’t need to impose that on ourselves so much. Life is good. Inhale it deeply. Employ all of your senses—and add a sixth--your sense of humor and fun. Throw your head back and laugh—a lot! “Teamwork people! We need teamwork here!”

Fed moves, sending mortgage rates to new lows

As interest rates on fixed-rate mortgage loans continue to slide into uncharted territory, demand for refinances has picked up but applications for purchase loans are still at about the same level as a year ago.
Rates on 30-year fixed-rate mortgage loans averaged 4.01 percent with an average 0.7 point for the week ending Sept. 29, a new low in records dating to 1971, Freddie Mac said in releasing the results of its latest Primary Mortgage Market Survey.

Rates on 15-year fixed-rate mortgages averaged 3.28 percent this week with an average 0.7 point, down from 3.29 percent last week and 3.75 percent a year ago, Freddie Mac said. That's also a new low in records dating to 1991.

Last year at this time, rates on 30-year fixed-rate mortgages averaged 4.32 percent, before rising to a 2011 high of 5.05 percent in February when expectations for an economic recovery were running high.

10 Tips for Stretching Your Marketing Budget

When is the last time you felt confident in the health of the global economy? While there has been some marginal growth over the last year, today’s financial news points to a second economic decline; whether it’s the US debt ceiling crisis or the threat of a Greek default, all signs point to a double dip recession.
But don’t lose hope. Whether we’re on our way up or sliding back down, with careful thought and planning, you can cut costs without limiting your goals.
Below are ten tips for stretching your marketing budget in uncertain economic times.

1. Cut where you can – This is the first and most obvious step. But it is important not to cut arbitrarily. Doing so may lead to greater hardship in the long run. Instead, analyze past campaign performance and cut from the areas that were least successful.

2. Renegotiate contracts – Nothing is certain in life except death and taxes. It doesn’t hurt to attempt renegotiating vendor contracts, even if the expiration date isn’t near. If market prices are lower than when you initially signed, ask that the price be lowered to today’s rate. Chances are good that your vendor values a contract renewal more than the higher rate.

3. Share resources – Many organizations, especially within marketing departments, have moved to a shared services model. One of its benefits is greater accountability around resource management. Think about your own finances. If you pay for your water bill, you are more likely to turn off the water while brushing your teeth. But sharing resources doesn’t have to be all about pinching pennies. It can offer an opportunity to utilize services you can’t afford on your own.

4. Lean on PR – If your marketing team isn’t already working closely with the PR team, set up a meeting tomorrow. A partnership profits both parties. PR can benefit by utilizing marketing created content (although it may need edits to fit a media outlet). And marketing can ensure it gets the most out of PR by helping to identify the publications most likely read by potential buyers. Even adjusting the links in articles, press releases and boilerplates can help drive potential leads deeper into the sales funnel.

5. Ask for discounts – It’s easier to pay full price with money in your pocket. Likewise, when your bank account is low, it’s easier to walk away. Don’t be afraid to ask for deeper discounts. And if you have to say ‘no’ all together, you’ll simply have more money to put toward another budget item.

6. See where you can spend to save – Stretching budgets isn’t all about cutting. You may find that increasing your spend in one area allows you to reduce costs in another. For example, if you’ve had a strong return on investment with SEO and online advertising, increasing this budget may allow you to reduce spend on other lead generation efforts.

7. Expand roles – No one wants to be overworked, but most will welcome the opportunity to build the skills that will help them meet their career goals. Talk to your employees and find out what they want to be doing that they aren’t.

8. Go vintage – A fashion trend from two years ago is ‘old’, but a trend from twenty years ago is ‘vintage.’ Take a look back at those forgotten marketing campaigns to see what you can reuse. Pay particularly close attention to campaigns from before your tenure. A fresh pair of eyes can pull out the best features of a previous campaign and turn it into something new and exciting.

9. Barter – Tough times call for creative measures. Renegotiating contracts and asking for discounts aren’t the only way to save money with vendors. Where it’s feasible, don’t be afraid to ask for a barter arrangement. Just make sure to crunch the numbers to ensure you don’t lose out in the end.

10. Make better use of technology – From teleconferencing to digital asset management to workflow tools, sometimes we need to get in the habit of using something to see its benefit. And sometimes we just need a little help in learning how to use it. Spending a few hours reviewing help documentation, online tutorials or engaging in a user community can save exponentially more time.

The Butler Team last weekend had a blast at the Main Street Winter Haven Kids Feast and Beach Party. It was a beautiful humid Saturday morning and getting ready for all the excitement to come. There were sand sculptors, 15 truck loads of sand, fire trucks spraying water to keep kids wet, hampster balls for kids get into and roll and much more. Our booth had lots of give-aways, frisbees, water bottles, candy, toys, a raffleand ice cold water and boy did we have fun! Just to see the kids expressions, fish for toys was so much fun. Being able to give back to the community has always been a passion for our team. Even though the rains came in late afternoon we still had alot of fun getting wet ourselves and look forward to doing it again!

Ok I am one of those people who hates to diet! So when I need to lose weight quickly for a vacation or a wedding coming up, I have done what is called the mayo clinic diet. It is a very simple diet. No carbs except the 8oz of (not from concentrate) grapefruit juice you drink after breakfast, lunch and dinner. In the am you eat eggs cheese bacon, all you want. Then 8oz of the grapefruit juice. Lunch, salad with meat cheese and all the dressing you want again the 8oz of juice. Dinner veggies and meat followed by the juice. When In Doubt Throw It Out

Do you ever have the feeling your being over run by clutter? I know the feeling. Most of us don’t know where to start. Hopefully this system will work for you without buying all the fancy organizing tools, shelves and gadgets. Take one hour and you will find out you can become organized!

Things you will need to declutter: 3 boxes or large trash bags, sticky labels, & black sharpie marker.

First, start out with a room and focus on only that room. We can easily get side tracked and create a monster.

Label your boxes or bags. Mark them with KEEP, GIVE AWAY and THROW AWAY.

Next only empty out as much as you can sort through in an hour. Don’t overwhelm yourself.

Then, start with large items that will help you feel like you are accomplishing organizing your room. Look at each item and say “Do I need this” “Are you functional?” “Do I display you?” If not, pitch it or give it away.

Remember don’t keep things out of guilt and clothes that don’t fit thinking you will get in that size again. The local thrift store would love to have all your old treasures!

Pet Lovers Dilemma

Being in the real estate business for over 18 years, I thought this would be a great topic to write about. The dreaded pet odors in a home. No matter how well trained a pet, there are times when they may not have total control over itself resulting in an accident. While the accident can be easily cleaned up, sometimes the smell of urine remains in the carpet of flooring. Here are the four best pet odor removal options to help homeowners.

Get a good bacterial digester from your local janitorial supply store. Once sprayed on the flooring, the enzyme starts to eat at the bacteria and you do not have to rinse. The use of bleach is great on concrete or tile. Spray on and rinse but it is not advisable to leave on too long. Boric acid is another great cleaner. Make a paste, coat on area that your pet has soiled, allow to stand for a few minutes and then use a scrub brush to clean and rinse. Lastly the old fashion remedy of cider vinegar. Vinegar is a great neutralizer and bactericide. It can be used in concentrated from, however it is best used mixed with water.

While it may seem like a tough job to eliminate pet odors, it can be done. So enjoy your pets and happy house selling!

There are FHA bond programs that help low income families get into homes which is a phenomenal program! There is also a USDA loan which specific rural areas qualify under. Four Easy Ways to Boost Your Homes Showings

Q: We have not had a showing in almost a month. Any suggestions how to get more showings? I thought of offering to pay closing costs, lowering the price or offering a flooring allowance. --Frustrated seller

A: All of the above. But in a different order of priority. And that's not all!

One thing that virtually never changes about real estate is this: When a listing won't sell and isn't even getting any showings, a price reduction is the single tweak a seller can make that wields the most potential to get buyers interested and get the home closer to being sold. Is it that buyers are greedy? Not necessarily -- several things make this so.

First: the realities of how buyers search for homes. Well, over 90 percent of buyers look for homes, first, on the Web. As such, they are forced to enter some basic search parameters, which normally include a range of bedrooms, a range of bathrooms, a price range, and an area (city/state or ZIP code). If your home's list price does not fall within a given buyer's price parameters, that buyer will never see your home's listing.

Second: the realities of house hunting. The buyers who aren't coming to see your home are going to look at listings of other homes in your neighborhood, and they're going to see the other homes in town with similar prices and features. And then they'll compare them all. If yours is smaller, less upgraded or not as attractive as other homes at the same price, or is priced higher than really similar homes, buyers will take a pass.

Third: Other than their own space and location needs, buyers have very few reasons to feel urgency to buy on today's market. The buyers that are out there are primarily buying now to take advantage of affordability -- i.e., they want a great deal. So, overpriced homes are an A-class turnoff.
In fact, buyers who may see your overpriced home online, and like it, will actually wait to allow the market to educate you into reducing the price, rather than taking on the unpleasant and often impossible task of convincing a seller of their home's true market value.

While being educated by the market, to a seller, sounds terrible, it's worse for your home to be lagging and you not taking the lesson away. Clearly, my top-line advice is to lower your price, below a $25,000, $50,000 or $100,000 cutoff, so that your home falls within buyers' search parameters.

Buyer incentives, like closing-cost credits, can also help distinguish your home from the competition, but they are not likely to dramatically increase showings of a home no one is currently coming to see, unless you're going from zero credit offered to a full 6 percent, which might not be necessary.

If you can reduce the price and offer a bonus or commission increase to the buyer's broker or agent, you will reposition your home, and a buyer's incentive offering won't hurt your case, either.

Instead of offering a flooring credit, though, I'd rather see you consider replacing the flooring that is in bad shape. I'm not big on sellers doing much costly repair work these days, but floors are a massive surface in a home -- replacing them can create an entirely different experience for those who do come see your home, and it can be done cost-effectively.

Marketing your price-reduced homes as having new floors vs. having a flooring allowance (which implies that it has old, dirty or otherwise undesirable floors) might be the better boost to viewings.

The more viewings you get, the more likely you are to get your home sold.

Wow! I’ve lived my life and Real Estate career of 30 years and never Blogged but, it is our future and I am all about advancing into adventures unknown-Here we go-please enjoy the journey with me…

In my opinion this is Thee year! The “pivotal” year, such as 2005 was, but I was behind the market, as a lot of people were. Being from the “show me State of Missouri”, I have been shown from 4^th quarter of 2005 until about 2^nd quarter 2007 what it was really about, And I had missed it! I was too busy to take the time to analysis the statistics and prepare for what we were all about to embark upon. I learned!!! Now, this year is the year to prepare for the next 10 years of our Real Estate Industry. And that is what my Team is doing!

Could one ask? How, why, what, where, when and who? Yes, we all should be asking any Real Estate Professional exactly that before engaging. How is the market changing, Why in Polk County, What can I do as a Buyer or Seller to trump the advantage before we miss it again. Where is all this happening; Nationally, Florida, Polk County, even Winter Haven? When is it going to make a difference in my life, Who is going to make the difference, of course, that would be you!

I personally am excited for Polk County! In my wildest dreams, would I ever have thought children 2 to 10 years old would be my new boss? Never! Technology-times are a changing!!!

Well this is the first blog entry that I have ever made so bare with me this is a learning process for me also, so here we go. The first topic of my first blog will be how technology has and continues to change the profession of real estate. For myself the son of a real estate agent then real estate broker who owned her on company I have had the pleasure of watching the industry grow from a little boy until now. Over the years I can remember there being no internet to now where statistics say 87% of real estate sells start on the internet. Times have changed over the years and realtors have done there best to keep up. While my mother now knows how to turn on a computer and check her email she is still one of the group of real estate agents that were successful before the age of computers and doesn't want to change. She has her website and it is maintained very well, but the new breed of younger realtors has to be ultra aggressive in their marketing of themselves and their properties on the internet.

The tools of the internet that are available to realtors to use has become vast and overwhelming at times. Our teams tries to stay on the cutting edge of what is out there by learning of the new products at conferences and trade shows. We currently have multiple websites, use visual tours, have centralized showing service (which has an online journal of activity on your property), facebook pages, use craigs list, email drip campaigns, and countless other services to stay up with the times. I was told constantly that the first showing of a house is no longer at the house but through the visual tour and pictures available to customers on the internet. That being said realtors the old adage of realtors always with their phone stuck to their ear has now been replaced by the "new age" realtor with a lap top or pda in their had checking their email or texting.

All the services that are now available to the customers has made the modern home buyer/seller extremely knowledgeable which has helped the industry also. Customers now have access to many pages that will research what your looking for and will give you countless information on everything from price to school zoning. The easy of getting public records off the computer now makes it easy for people to check how much the house down the street sold for and what their's is worth. While many realtors feel that all this knowledge has hurt the real estate market, I on the other hand believe that it has made the realtors step up there game so to speak. It has made the realtors also become more knowledgeable knowing that the customer probably knows just as much or more about the houses than they do. It has also made them start to enhance their knowledge of computers and embrace them.

I hope this blog wasn't to painful to have to read, like I said this is also a learning process for me and will get better. To wrap up my first blog I want to say thank you to my mother for helping me along the way and giving me so much knowledge in this field.
